Homebuyer Programs

There are many programs out there that are designed for first time homebuyers or people from low and moderate income households. Meeting with a homeownership specialist will help you to sort out which ones are right for you. 

 

Whether you are looking to purchase in the next 6 months or the next 6 years you should:

  • Talk to a homeownership specialist to see if you qualify for any programs that might help.

  • Take a look at your credit report.  Don't be afraid, but do start early. 

  • Start saving for closing costs, down payment and moving costs.  Expect 2-4% of your loan in fees!!

  • Take a homebuyer education class.

  • Look at your housing priorities and/or find a realtor to help you determine what you are looking for.

  • Be patient.  Bad loans don't have to happen to good people. Take your time and shop for both your loan and your house using your head, not your heart.

Will and Krystal Irwin can't stop smiling about their new home that they helped to build in the Mutual Self Help Housing Program. They used funds from the Dream$avers program to pay for their closing costs as well as having money for a down payment.

It doesn't matter if you are looking to purchase your first house, or your third, make sure you check out:

The Oregon Bond: Below market interest rates for first time homebuyers.

USDA Rural Development: Subsidized interest rates as low as 1%.  Not just for first time buyers!

FHA Loans: A great way to purchase if your credit is less than desirable.

Veterans Administration Loans: Available to persons who have served in the military and qualify for service related homeownership benefits. Contact your local Veterans Administration to obtain a certificate of eligibility.

Section 8 Homeownership Voucher: If you have had a rental voucher for two years, meet all necessary eligibility requirements, and are looking to buy, this might be the program for you. Contact HADCO for more information.

The Mutual Self Help Housing Program: Learn the skills you need to build your own home, work with your neighbors, earn equity!

Down Payment Assistance :Programs are also available to help cover closing costs or to help you make a substantial down payment on your purchase.
